Associated General Contractors of Colorado ACE Award 1st Place Design-Build Project Over $10 million

Alpine Village Student Housing was a fast track design-build project. The overall design and construction duration was twelve months, with the design portion consisting of three months and the construction portion of ten months, overlapping each other. This project consisted of two five-story buildings and one four-story building totaling 132,031 total square feet. Buildings were pre-cast concrete. There was a mix of Single Bedroom, Two Bedroom and Four Bedroom Apartments for a total of 303 beds. Each unit has a living area, kitchen, and one full bathroom per 2 bedrooms. We also provided conference rooms, shared laundry facilities, mail distribution rooms, and housing offices. In addition to the typical site development requirements, we also installed 1.5 miles of new 8” sanitary sewer to serve the new buildings. The challenge on this project was meeting the limited budget of the University as well as meeting the accelerated completion so that the students could occupy the facilities for the following fall semester. Site restrictions and topography also provided several challenges to the project since it was constructed on a significant slope. This project redefined the term “teamwork” between the Owner, Design Team, and GH Phipps and we were able to turn the project over, with additional client requested scope changes, in the timeframe required for the students to move in.
