Project Scheduling: Since many of our projects are complex and include sophisticated systems, our Project Scheduler coordinates all scheduling activities throughout the preconstruction and construction phases of the project, and develops several types of schedules with the project team.

  • The Design and Construction Schedule identifies the durations and interrelationships of design, financing, agency reviews, and construction periods.
  • Utilizing manpower loading, quantity tracking, or last planner techniques, we can apply the best tools to build and maintain the best scheduling possible.
  • The field staff also regularly develops a six-week Short-term Schedule in a bar chart format as a guide to the most immediate tasks for each trade. This schedule is built by and distributed to the subcontractors and their foreman so that they can effectively plan and execute their work.

Quality Control: One of our founding principles at GH Phipps is to provide the highest quality finished product to our clients. First and foremost, attaining this goal begins with quality people. We believe that our staff of construction professionals ranks among the best anywhere in the industry. As always, we seek subcontractor partners who have established reputations and proven track records for quality.  

Using our quality control program, we will tailor the QA / QC plan for each major project, do proper first work inspections, and reduce punch list work.

In addition, we turn to Building Information Modeling (BIM) and Bluebeam document review to carry out clash detection in drawings and make it easier for everyone to track and approve changes. With BIM, for instance, we can resolve conflicts before they reach the project site, shortening project schedules, and reducing costly rework, thus bringing value to our client. Meanwhile, Bluebeam editing software offers easy access to project document sets, prevents mistakes, encourages collaboration, and saves time and money. This electronic process lets GH Phipps spend more time on productive activities and less time on document control.

Commissioning: Our role in commissioning the facility starts during the design phase when we develop a Commissioning Responsibility Matrix that outlines the responsibilities of GH Phipps, the engineers, and the relevant contractors for this process. In addition, our staff performs constructability reviews of the design, and prepares checklists for the testing, start-up of equipment, and system component verification. These activities are all included on the detailed project schedule. The commissioning activities are also integrated into the QA / QC plan for the project.

During construction, we document that the equipment and materials delivered meet the project requirements and are installed in accordance with the manufacturer's recommendations. We witness and document all pre-start-up tests. Then during the start-up process, we confirm that all equipment checklists are properly completed, and the individual pieces of equipment are started under the manufacturer's supervision. The testing and balancing process is also completed under our management.

The goal of our commissioning program is to ensure that the building envelope and systems are fully functional at occupancy.
