Greenwood Village, Colorado — May 30,2017 -- NAVA Real Estate Development, developer of the 206-unit Lakehouse across from Sloan’s Lake, celebrated the project’s groundbreaking on May 24 with a brass band dancing down a red carpet, a few concise remarks, and several rounds of daytime fireworks set off while team members dug into the ground and flipped dirt into the air.
The condos and rowhomes are a major step forward involving for-sale units after years of sluggish condo development. Located on the old St. Anthony Hospital site, Lakehouse is expected to be open in fall 2019. The project will bring with it numerous amenities designed to meet the WELL Building Standard™, which measures, certifies and monitors features of a built environment that have an impact on human health and well-being.
“USGBC (LEED) was created for buildings. WELL is created for people,” NAVA President Brian Levitt told the crowd. “This is our take on a traditional lake house.” He said Lakehouse was the first project in Colorado registered with WELL, which focuses on Air, Water, Nourishment, Light, Fitness, Comfort and Mind.
Amenities include a 7,000-square-foot wellness center; open sky pool, hot tub and mist lounge overlooking the lake; an expansive treetop sundeck; a patio with fire pits and grills; an organic urban farm and produce program; juice bar; gym, sauna and yoga studio; a living green wall; a community kitchen; a library, business center and media den; indoor/outdoor lounge and fireplaces.
Condos range from 675 square feet to 2,287 feet, with rowhomes from 1,300 square feet to 2,473 square feet. The 12-story, cast-in-place concrete structure features two levels of below-grade parking with 351 stalls, and ground-level retail space. Lakehouse was designed by RNL Design, with some collaboration with Munoz + Albin Architecture & Planning.
NAVA CEO Trevor Hines said that the event means that “Lakehouse leaves the realm of conceptual and begins to become a tangible reality,” then offered thanks to the team involved with the project, including GH Phipps.
Denver City Council President Albus Brooks said, “I want to tell Trevor and Brian and NAVA – thank you, for one of the few condo developments.” He noted that 20% of the hospital redevelopment’s affordable housing will go to the master planner, with half of that going to Habitat for Humanity for building homes. “The community needs to connect to the grass roots realities, and we want to see more projects connect to the grass roots.”
